An instant download containing over 2,200 Postcode Districts (e.g. AL1), the number of detached, semi detached, terraced and flat sales, and the average sale price for each within every PC District. This House Price file averages 9,910 households per postcode district. All sales price information is for the latest quarter of the year, and covers England & Wales only. Postcodes within the file are updated quarterly to ensure they remain current, and our clients receive an inclusive complete file refresh every three months as part of the service, for no additional fee.
This House Price Indicator data is available as single Comma Separated Variable (CSV) text file with a header record. You’ll receive one compressed file (ZIP), that opens into a Comma Separated Variable (CSV) product file. CSV files will open within most software applications including but not limited to Excel, Word, Notepad, Access, SQL etc. If you require the data supplied in another format then we will be more than happy to try and accommodate you at no extra cost. A Postcode Sector or District will be omitted from table if there were no property sales information for that area in that time period.
Data fields present within the file:
The House Price Index (HPI) uses data from Land Registry, Office of National Statistics, Royal Mail and Ordnance Survey. The index applies a statistical method, called a hedonic regression model, to the various sources of data on property price and attributes to produce estimates of the change in house prices each period. All house price information is for the latest quarter of the year and covers England & Wales only.
Note that a property can be sold more than once in the time period searched and therefore can be included in the data more than once.
A Postcode District will be excluded from table if there were no property sales information for that area in that time period.

Downloads are supplied as licensed products, allowing unlimited reuse of the file content for 12 months. You may cancel the licence at any time without penalty. The licence fee you pay covers the considerable effort taken to compile and update the product, including our manual correction and verification, and finally verification against the latest Royal Mail and Ordnance Survey databases. On or before the 11th month, we will write to you, offering to extend the licence for a further 12 months or to let it expire.
As part of the fee paid, we will automatically send you a full product file refresher every 3 months for no additional fee. This will ensure the postcodes and associated content remains current.
